Project Update As Of April 2011

The TRPA has approved the construction of the Boulder Bay project. The governing board approved it Wednesday night on a 12-2 vote. The four-story, 275-room hotel with a 10,000 square-foot casino is expected to be built over three years, beginning as early as spring 2012.

TRPA Director Joanne Marchetta said "the environmentally sound project replacing the aging Biltmore should help reduce erosion and improve Lake Tahoe's clarity."

Architecture & Design Changes

  • A full floor removed from every building except A, for a maximum height of 75 feet (the Biltmore currently stands at 76 feet)
  • An entire wing removed from the A building and C building
  • Complete re-design of architecture to reflect historic Tahoe style
  • Building setback from SR 28 increased to 43 feet - 66 feet (currently 15-20 feet)

Building Program Changes

  • All timeshare units removed from the project. New proposal only includes hotel and whole ownership condos
  • Number of market rate units reduced from 381 to 359
  • Total number of units including affordable housing reduced from 415 to 373 (10% reduction)
  • Total building square feet reduced from 601,676 square feet to 475,080 square feet (20% reduction)
  • Total retail and commercial square feet reduced by 25%
  • Average number of bedrooms per Tourist Accommodation Unit (Hotel rooms) reduced to 1.0
  • Average size of a Tourist Accommodation Unit reduced to 556 square feet

 

Environmental and Community Enhancement Changes

  • Proposed park space in Crystal Bay increased by an acre to over 4 acres
  • Water Quality program re-designed to infiltrate the 100 yr/1hr storm on site as well as address the TMDL science by removing greater than 90% of the total and fine sediment from storm water runoff
  • Comprehensive guest, local and employee transportation program developed
  • Green building program enhanced to establish energy, water and carbon footprint reductions
